Terms of Service

These terms govern short-term rental management services provided by techpulsos.com to landlords and property owners acting in the course of business.

Effective date: 1 January 2025

1. Provider

techpulsos.com, registered as PE, EDRPOU code 81707514, Business Center Horizon, 14 Antonovycha St, Kyiv, 01004, Ukraine. Email: contact@techpulsos.com. Phone: +380 637 882 9235. Managing Director: Robert Meyer. These details are disclosed before any electronic contract is concluded, as required by the Law of Ukraine "On Electronic Commerce" No. 675-VIII of 3 September 2015.

2. Scope of Services

We manage short-term rentals: listing creation, pricing, booking handling, guest communication, check-in coordination, cleaning scheduling and monthly reporting. No level of occupancy, income or ranking is guaranteed.

3. Fees and Payment

  • A management commission on gross booking revenue, as set in the service agreement.
  • Invoices are issued monthly and payable within 10 banking days.
  • Single tax payer; VAT is not charged unless stated.

4. Cancellation and Termination

Either party may terminate with 30 days' written notice. Commission remains due on bookings confirmed before termination. Guest cancellations follow the applicable booking platform policy.

5. Cleaning and Maintenance

Routine cleaning is charged per turnover at the agreed rate. Repairs above the agreed approval threshold require the landlord's consent. Unless otherwise agreed, these costs are borne by the landlord.

6. Landlord Obligations

The landlord confirms lawful title and the right to let the property, maintains fire-safety and habitability standards, and is solely responsible for declaring income and paying taxes. Advertising statements are identifiable and substantiated under the Law of Ukraine "On Advertising" No. 270/96-VR of 3 July 1996.

7. Service Limitations

We are not liable for platform outages, guest misconduct, force majeure or regulatory restrictions. Personal data is processed under the Law of Ukraine "On Personal Data Protection" No. 2297-VI of 1 June 2010.

8. Complaints and Disputes

Send complaints to contact@techpulsos.com; we reply within 10 business days. Consumer relations are governed by the Law of Ukraine "On Consumer Protection" No. 3153-IX of 10 June 2023. Disputes may be addressed to the State Service of Ukraine on Food Safety and Consumer Protection.
