Onboarding

From scope review to the first managed stay

Every stage closes with a written document that stays with you: the scope, the approval thresholds, and the first owner report.

Typical start: 7 to 10 working days for one unit in Kyiv.

  1. 01

    Scope review call

Thirty minutes on the units, the guest volume you already handle, and where the gaps sit. We list what you keep in house.

  2. 02

    Unit audit and calendar handover

We check listing data, pricing rules, cleaner availability and access details, then agree who holds editing rights on each calendar.

  3. 03

    Written scope and fee schedule

The management fee, the minimum monthly fee, and separately billed onboarding, cleaning and maintenance are fixed in writing before any work starts. Changes need your signature.

  4. 04

    Setup and approvals

Guest message templates, the cleaner rota, the maintenance spend threshold and your owner-stay blocks are configured and confirmed in writing.

    OutputApproval thresholds on record

  5. 05

    First managed stay

We run the stay end to end, from pre-arrival message to turnover and photo proof, then send a 14-day report on response times and exceptions.

Owner control

Three decisions stay with you

Spending limits, personal stays, and scope changes are agreed in writing before the first check-in and reviewed each quarter.

  1. Approval thresholds

Routine maintenance up to UAH 5,000 is handled on the day it is reported. Above that limit we send one written request with a quote, a photo, and a recommended option, then wait for your reply.

  2. Owner-stay blocking

Send the dates and we close the calendar for that window, pause guest messaging, and confirm the block by email the same working day.

  3. Written scope changes

Any addition to guest communication, booking calendars, cleaning coordination, or routine maintenance is added as a signed line item before it starts, effective the next billing month.

Questions before a scope review

Answers on scope, fees and control

Short answers first. If something is not covered, write to contact@techpulsos.com or use the scope review form.

What does the management fee cover?

The fee is 15 to 20 percent of booked rental revenue for each active unit, plus a minimum monthly fee agreed in writing. Guest communication, booking calendar management, cleaning coordination and routine maintenance requests are inside that fee.

One-off onboarding, deep cleaning, repairs and consumables are billed separately at cost or at the rate stated in your contract.

Is there a minimum monthly fee?

Yes. A minimum monthly fee applies per active unit so fixed work such as calendar checks and guest triage is covered in low season. The amount appears in your written proposal before you sign anything.

Do you work with guests directly, or only with owners?

We are a business-to-business management service for landlords. Guests receive replies from our team on your listing's channels, but your contract, reporting and approvals stay with you as the owner.

Who approves maintenance spending?

You set an approval threshold at onboarding. Work below that threshold is handled and logged; anything above it waits for your written approval. Scope changes are only valid in writing.

What are the service hours?

Guest messages are handled 08:00 to 22:00 Kyiv time, seven days a week, with an urgent line for lockouts, leaks and same-day check-in problems. Cleaning and maintenance are scheduled inside the same window.

Can I block dates for my own stays?

Yes. You keep calendar access and can block dates for personal use. We confirm the block in the next daily check so cleaning and linen orders are adjusted in time.

Are you affiliated with Airbnb or Booking.com?

No. We are an independent management company with no affiliation to Airbnb, Booking.com, Google or any other platform unless expressly stated. Platform names appear only to describe where a listing already operates.

Which areas do you cover?

Kyiv and the surrounding district, for apartments and small multi-unit buildings. Coverage outside that radius is confirmed case by case during the scope review.
